Payment: Payment in full must be received 45 days
before arrival. If reservation is made less than 45 days, payment is due with
the security deposit.
Cancellation: If you cancel 60 days prior to your arrival
date your deposit will be returned in full. Otherwise, every attempt will be
made to re-rent the cottage for the period. If a renter is found your deposit
will be refunded. The same applies to all payments made towards the
reservation.
No credit will be given
for shortened stays due to late arrival or early departure for any reason. No cancellations due to weather.
Rental Agreement: Upon receiving your security deposit a Rental Agreement and an Invoice
will be mailed to you. The rental
agreement must be signed and returned with the payment by the date indicated.
Once we receive full payment for your reservation, we will mail you travel
directions to Christmas Island and arrange for meeting you at the cottage.
Check in time is no earlier than 3 pm ET.
Check out time is no later than 12 noon ET the day you
are scheduled to leave.
Housekeeping: When you arrive, the home will be clean and
set up with linens and as a courtesy we have included the following list of
supplies:
• Bath towels,
hand towels, wash clothes and paper towels
• Dishwasher
soap, hand soap, toilet paper, laundry soap and softener
Two assigned parking
spaces, marked “83” are available. Parking in any other space is not
permitted. A remote for the gate along
with 2 keys will be handed at check in. The remote and the keys must be
returned at check out. Replacement cost for the remote is $30 and the keys is
$10.
This is a non-smoking
home. You are permitted to smoke outdoors on the deck. Any violation of the
smoking policy will incur a $50.00 fine and if additional cleaning is necessary
to remove smoke odors from the house and/or linens, costs will be subtracted
from your deposit.
Prior approval is
required for the use of the fireplace.
No pets.

Before leaving the
premises, please set the thermostat to 55 degrees in the cooler months and 80
degrees during warmer months. Make sure
all doors and windows are locked and shut and lights are turned off.
Prior to vacating the
Cottage, please remove all trash to the designated area, ensure all dishes and
cookware are clean. Beds should be “stripped”, and towels
should be placed in the basket in the laundry room.
We will not be liable
or responsible for personal items left behind, lost or stolen.
If you leave an item
after checking out and wish to have it returned, call us as soon as possible
and we will arrange for shipment.

RENTAL AGREEMENT
1.
This
is a short-term lease for the property located at 83, Island Dr. in Laconia,
NH. The rental dates and dues are specified in the Terms and Conditions
section.
2.
The
Rentee acknowledges that he/she has read the Terms and conditions of the rental
and agrees to ensure that all members of the his/her party shall abide by the
rules and that of the Condo Association known as Christmas Island Resort.
Rentee is also encouraged to visit www.thesmallcottage.com for details on the
property. If required, Rentee may set up an appointment to see the cottage
before rental.
3.
Rentee
acknowledges that occupancy of RV campers and or tents on the premises,
beach or parking lot is forbidden.
4.
The Rentee shall be responsible for all
damage, breakage and or loss to the premises, except normal wear which may
result from Occupancy. Rentee agrees that all pipes, wires, glass,
plumbing, household contents, etc., other equipment and fixtures including that
which may put in during the term of the rental, will be left in the same
condition found at the start of the rental. No changes to, or changing of locks
of the property/premises are permitted.
5.
Rentor
shall not be liable to Tenant, Tenant’s guests, licenses or invitees or any
other person for any injury, loss or damage to any person or property on or
about the premises. Tenant shall hold Owner and Managers harmless
and indemnified from and against all loss, injury or damage occasioned by the
use or misuse or abuse of any part of the premises, parking lot, beach or
community and from or against any omission, neglect, or default of Tenant, his
guests, licensees or invitees.
6.
Rentee
agrees not to use premises as a location for amateur or professional
film/video without prior consent and arrangement with property managers/owners.
7.
The
Rentor or his designated agent reserves the right to enter the premises
immediately in the event of an emergency to perform necessary repairs and/or
maintenance; and with 24 hours notice, for normal maintenance.
8.
This
Agreement may not be assigned or the property sublet, and is for the Tenant’s
use only.
9.
The
property will be left in the same good and habitable condition. Any
damages or notable conditions found upon arrival will be reported to the
Property Managers within one (1) hour of Occupancy. Rentee
understands that the property will be inspected prior to their arrival and at
departure.
ADDITIONAL TERMS
The home has a maximum
occupancy of six (6). Renters who exceed the occupancy limit and falsify
occupancy information at the time of reservation are in violation of this
agreement.
Rentee or their guests
are not permitted to make any improper, offensive or unlawful use of any
property comprising Christmas Island resort. Any
disturbance, annoyance, endanger, or inconvenience of the neighbors; or use the
premises for any immoral or unlawful purposes, or violate any law or ordnance
or commit waste or nuisance on or about the premises will immediately terminate
the occupancy and rental agreement.
Prior to the signing
of this agreement rates, terms and conditions are subject to change without
notice. There may be circumstances beyond our control and contemplation, in
which the property might not be available for your booking. Examples of these
include (but are not limited to) destruction of or severe damage to the
property. In the event of Force Majeure, we will do our best to make
alternative arrangements for you where possible. If we cannot, or if the
alternative arrangements are not acceptable to you, then we will refund all
monies paid. This will be the full extent of our liability to you in such
circumstances, and we will not be responsible for any other costs connected
with any such cancellation, howsoever arising.
Waterfront
regulations:
·
Rentee must
provide a certificate of insurance and copy of their boat registration prior to
using the boat slip.
·
No swimming
from docks or boat traffic area.
·
No overnight
sleeping on boats.
·
No boat
trailers can be stored on Christmas Island.
·
No overnight or
extended boat parking on day dock.
·
No Fireworks to
be set off on Christmas Island property at any time.
I HAVE READ AND
UNDERSTAND THE RULES AND REGULATIONS. I CERTIFY THAT I AM AT LEAST 21 YEARS OF
AGE AND THAT I WILL BE HELD RESPONSIBLE FOR THE CARE OF THIS PROPERTY BEING
RENTED UNDER MY NAME. I ACCEPT FULL RESPONSIBILITY FOR DAMAGES OR EXTRA
CLEANING CHARGES, SHOULD THEY BE DISCOVERED DURING OR AFTER DEPARTURE.

SECURITY/DAMAGE
DEPOSIT
A security deposit of
$500 is required to hold your reservation. We must receive a personal check,
postal money order or credit card payment for the security deposit to reserve
the dates for you.
Upon your arrival, the
$500 security deposit converts to a damage deposit. If the following provisions
are met, your deposit will be refunded at departure or mailed to you within ten
days.

No damage is
done to the home or its contents.
·
No linens or
household items are missing.
·
House has not
been smoked in.
·
No violations
of the Terms & Conditions and Christmas Island rules.
·
RENT
Rent must be paid in
full 45 days prior to arrival. We accept payment by certified or personal
check, money order or credit card over the phone. If a personal check is returned to us for non-sufficient
funds, you will be charged the amount levied by the bank for NSF charges
*CREDIT CARD
AUTHORIZATION: I understand and consent to the use of the
credit card provided without original signature on the charge slip, that a
photocopy or fax of this agreement will serve as an original, and that this
Credit Card Authorization cannot be revoked and will not terminate until 90
days after leased premises are vacated.
